What we look at when we walk a garage.

Print this. Walk your garage. Check what applies. By the time you call us, you'll already know more about your project than 90% of the people who request a quote.

1. The floor

  • Cracks longer than 1/8" — affects coating prep
  • Oil stains or chemical etching — needs degreaser before epoxy
  • Pitting or spalling — may need surface grind
  • Drain location and slope
  • Concrete moisture (cold/damp to the touch in summer?)

2. The walls and ceiling

  • Drywall condition — patches, water stains, holes for cabinets
  • Stud wall vs. finished — affects shelving anchor strategy
  • Ceiling joist direction — for overhead racks
  • Ceiling height (8'? 9'? 10'? matters for storage)
  • Existing outlet locations — note before lighting plan

3. The door and openings

  • Garage door condition and balance (does it stay open halfway?)
  • Weatherstripping around the bottom and sides
  • Service door / entry to house — should swing into the garage, not house
  • Window count, condition, security

4. The stuff

  • Cardboard boxes (the moisture villain)
  • Plastic bins (good — but labels gone?)
  • Items you haven't touched in 12+ months
  • Hazardous items: paint cans, oil, propane, batteries
  • Valuables hiding in there: tools, sports gear, electronics
  • Anything you're keeping out of obligation, not use

5. The systems

  • Water heater, furnace, softener — accessible?
  • Electrical panel — clear 36" in front (code)
  • Bike storage strategy
  • Lawn equipment storage strategy
  • Tool storage strategy (wall? cabinet? rolling?)
  • Trash and recycling bins — daily-use access

6. The honest question

  • If a buyer walked in today, what would they think?
  • What's the one thing about it that bothers you most?
  • If you could change one thing first, what would it be?
  • How much of this could you actually let go of?
